What's a Good Profit Margin for a Construction Company?
Chris Sibley ·
Ask ten contractors what a "good margin" is and you'll get ten answers, half of them confusing gross with net. Here are the real published numbers, and then the more useful question: what's your margin, per job, right now?
The industry numbers
The National Association of Home Builders surveys remodelers on this. Per NAHB's April 2026 report, remodelers averaged a 29.9% gross profit margin and a 6.3% net profit margin in 2024 — and that 6.3% net was the industry's best showing since 1996. For contrast, the same survey line ran 24.9% gross and 4.7% net in 2021. So even in a good year, the average remodeler keeps about six cents of every dollar after everything is paid.
Gross vs. net, in one breath
Gross margin is the job's price minus the job's direct costs — labor, materials, subs. Net is what's left after overhead too: insurance, trucks, software, the shop, your office time. A 30% gross job in a company with heavy overhead can be a 5% net company. When someone brags about "30% margins," they're talking gross. When your bank account talks, it's net.
Why averages won't save you
The averages above are companies, full-year. Jobs are where margin is actually won or lost, and jobs swing wildly — I've had bathrooms outperform the bid and I've had a $42,000 bathroom drop from 30% to 12%on nothing but uncaptured receipts. A company running "about average" is usually a few great jobs subsidizing a few quiet disasters. You can't fix the disasters you can't see.
How to know your own number
Job costing. Every job gets its own ledger, every cost lands on it the day it happens, and the margin is computed per job — not discovered at tax time. Gross margin per job type is the number that sharpens bids: if your tile showers really run 22% gross, bid like it, or fix why.
Set your target from your own history plus your overhead load, not from a survey average. The NAHB number tells you the field you're playing on. Your job-by-job numbers tell you the score.
